At the beginning of each tenancy there are a number of measures that we at Questside take to ensure that both the tenant and landlord are protected.

 

Please find below the explanation of the fees involved at the beginning, during and end of a tenancy. 

Pre-tenancy Fees

Holding Deposit

After you’ve viewed the property and have decided to apply to rent it, we will provide you with a Tenancy Application form which lists the information we will require from yourself to begin the application process. Alongside this information, we may require a holding deposit from yourself to stop advertising the property and remove it from the market. 

Security Deposit

You will also need to provide a security deposit that will held by a government registered scheme such as TDS or DPS. Deductions are made at the recommendation of the check-out report, determined by variations in the standard of the property compared with the check-in report and your obligations per your tenancy agreement.

Other fees that may be applicable

Students

As a student you won’t have any renting history or be in full-time employment, the landlord will therefore either require rent to be paid up front or a guarantor for each tenant. A guarantor takes joint responsibility for the rental amount due to lease the property if you fail to keep up payments per the payment schedule. Guarantors are liable for any rent arrears and any damages in excess of the deposit.

During the tenancy, you may incur additional fees for other services

Amendment Fee

May be applicable if a change to the tenancy is required mid-term. This may be due to a change in personal circumstances and / or a request to leave the tenancy early is agreed prior to the end of the tenancy agreement (this is subject to landlord consent).
